Why Would I Have Mold?
Molds are part of the natural environment. Outdoors, molds play a part in nature by breaking down dead organic matter, such as fallen leaves and dead trees. But indoors, mold growth should be avoided. Molds reproduce by means of tiny spores; the spores are invisible to the naked eye and float through outdoor and indoor air. Mold may begin growing indoors when mold spores land on surfaces that are wet. There are many types of mold, and none of them will grow without water or moisture.
What’s Included In a Mold Inspection?
A Non-invasive visual examination of the readily accessible, visible, and installed systems and components of the building including any areas or components that could contain potential mold or have the conditions for mold growth.
Thermal imaging with confirmatory moisture meter testing if any moisture is found on accessible walls (we do not do wall drilling but if possible we will use a borescope in available electrical outlets, holes in the wall etc.)
Air Sampling (We do a minimum of 2 outdoor and 2 indoor air samples in areas we believe to have the highest chance of airborne mold spores to be present. If the client wants additional samples that can be discussed during the inspection if deemed necessary.
A detailed report with the temperature and relative humidity for the home, general photos of the home and its condition, and photos of any moisture found (both thermal and digital)
A thermal report with thermal and digital images taken throughout the home of areas of concern.

What If We Find Visible Apparent Mold?
-We will collect and submit any visible apparent mold found for $65 a sample for laboratory analysis and we will have results back within 48-72 business hours.
-It is recommended that samples be collected in the following areas: in each of the different areas/rooms of the home where mold is found, different materials/substrate mold is found growing, and different colored mold.
-If more than 3 samples are needed and collected they will be submitted at $50 each.
-A detailed report will be delivered explaining the findings and what/if any next steps should be taken to remove the mold if deemed necessary.
Indoor mold growth can and should be prevented or controlled by controlling moisture indoors. If you clean up the mold but don't fix the water problem, then, most likely, the mold problem will recur so finding the source of your moisture issue is necessary to keeping the home mold free.
